Terms and Conditions
1. Care.
Our main request is that good care is taken of our holiday property and the contents therein.  We also request that the house is left as you found it.  Cleaning materials are provided under the sink in the utility room and a vacuum cleaner is also located in the utility room.  A pre-departure checklist towards the back of the ‘Welcome Folder’ provides further guidance.
2. Breakages and Damage.
However caused, breakages and damage should be reported immediately and the cost of replacement or repair will be deducted from the cautionary deposit.
3. Arrival and Departure.
Occupancy is from Friday to Friday, unless stated otherwise and except for weekend or mid-week breaks.  The house will be available from 3pm on the day of booked arrival, and we ask that you try not to arrive before this time. Please let us know in advance if you expect to arrive after 7pm. The house must be vacated by 10am on the day of departure. Some flexibility on departure time may be afforded, but only by prior arrangement.
4. Pets.
Pets are not permitted.
5. Confirmation of Booking.
A booking will be considered reserved on receipt of the 25% deposit and booking form.  A booking will be considered confirmed on receipt of the full amount due plus a separate cheque for the £100 cautionary deposit. Notwithstanding that this balance is not due for payment until no later than 6 (six) weeks prior to the agreed arrival date. If balances are not received in full by this date, we reserve the right to cancel the holiday without notice and without refund of deposit.
6. Cancellation.
By us:  We reserve the right to cancel your booking at anytime in the event of circumstances beyond our reasonable control.  Our total liability will be to refund to you all sums which you have already paid.
By you:  We will make best endeavours to re-let where cancellation is notified in writing. In the case of a successful re-let, the balance (NOT the deposit) on the holiday will be waived or refunded.
7. Cancellation Insurance
Because of your responsibilities and liability in the event of cancellation, we cannot stress too strongly the advisability of taking out cancellation insurance in respect of your holiday.
8. Parking.
Our house has limited parking space for two standard vehicles only. Please let us know in advance if you are bringing a larger vehicle or more than two vehicles. Additional parking for further vehicles may be available in the streets nearby. Larger vehicles must not be left outside the property other than for boarding and discharging. We ask that you park your vehicles with consideration for other visitors and our neighbours. No caravans or camping are allowed on the property.
9. Conduct.
The person booking the holiday is responsible for the conduct of the whole of his/her party during the holiday. In particular, it is expected that the best possible consideration is given to the enjoyment and privacy of residents of the adjacent properties at all times and that excessive noise or disturbance is avoided.
10. Smoking
Smoking is strictly not allowed inside 'Iona'. The proprietors kindly request that guests ensure that cigarette ash and butts are disposed of carefully and not littered in the garden.
11. Property.
All property belonging to visitors is at the risk of the owner of such property including, but not limited to, any car or its contents.
12. Maximum Occupancy
The maximum number of persons occupying the house must NOT exceed the number stated on the booking form (ten) or agreed in writing by us. Sometimes it may be possible to accommodate extra persons, and in such cases an additional charge will be payable by arrangement.
13. Cautionary Deposit
A separate cheque for the cautionary deposit of £100 should be included with the final balance payment.  We will destroy this cheque after your departure if there is no damage or breakages.
